What's not included.
Items outside the scope of a standard bond clean. Some can be added on request — additional fees may apply.
- Removal of stickers, hooks or adhesive residue
- Moving or shifting of furniture
- Ceiling cleaning
- External cleaning (balconies, patios, external windows)
- Garage floor or wall oil stain removal
- Baby / child safety latch or lock removal
- Rubbish bin interior cleaning
- Pet hair beyond standard vacuuming
- Pet waste, dead animals or other unsanitary biohazards
- Disposing of moving boxes or personal belongings
- Specialised tile & grout deep cleaning
- Full wall washing (spot cleaning is included)
- Cigarette / nicotine / smoke staining
- Any cleaning that risks property damage
Time-based service
Bond cleans are quoted by total hours based on the property size (see the table above). Your assigned cleaner works through the checklist within those agreed hours.
If we estimate the property needs more time than the original quote — for heavier build-up or specific extras — we'll contact you first and confirm before adding any extra hours or charges.
Take a look at your lease
Different agencies set different end-of-lease expectations. If you spot anything specific in your lease — extra requirements or particular areas of focus — let us know before the booking so we can build it into the visit.
Walk-through on arrival
When the team arrives we do a quick walk of the property to see if anything needs more time than the original quote allowed for.
If we spot extras, you'll get a call or message before any work outside scope starts.
Tile & grout
Hand-scrubbing tile and grout is part of a standard bond clean. Heavily stained or aged grout, however, sometimes needs specialist treatment — a separate service offered by tile/grout specialists, not part of our bond rate.
Cigarette & smoke residue
Smoke and nicotine staining tends to soak into walls, ceilings and porous surfaces. Standard cleaning won't fully strip those marks even with deep effort — for heavily smoke-affected homes we recommend specialist re-painting or restoration.
